Key Steps After Offer Acceptance
Congratulations on having your offer accepted! The journey from offer acceptance to closing can be both exciting and overwhelming, but having a clear roadmap can make the process smoother and less stressful. This checklist outlines the essential steps you need to take after your offer is accepted, from making initial payments and coordinating with your lender to scheduling inspections and securing home insurance. By following these steps, you can ensure a successful and hassle-free home buying experience. Let's get started!
Steps after your offer is accepted
- Due Diligence Check – Payment for time to allow you to complete all inspections, loan processes, and reviews. Before the end of this time, you should make sure you would like to proceed with the purchase of the property. Make a check/money order payable to the Seller.
- Earnest Money is your proof as a buyer that you “earnestly” want to purchase their home. This cash deposit involved at the beginning of the transaction protects the seller's interests as they take their house off of the market. Please make payable to the Closing Attorney. Funds should be taken from sourced funds (i.e: Bank Account)
- Realtor will send a copy of the executed Offer to Purchase (OTP) to the Lender
- Submit all requested documentation to Lender
- Realtor will send a copy of the executed Offer to Purchase(OTP) to the Closing Attorney
- Contact Attorney to schedule time of the closing (If you prefer an AM vs PM closing)
- Home Inspection
- Order a Survey
- Pest Inspection
- Radon Inspection
- Well/Water Inspection (if applicable)
- Septic tank (if applicable)
- HVAC Inspection
This step is handled by the Title Company or law office facilitating the transaction. They will issue a Title Commitment that reviews the title history of the property (chain of title) and discloses any liens against the property that need to be resolved before closing.
Once you have cleared the Inspection process, let your lender know. They will then
order a home appraisal to verify that the value of the home you're purchasing is
worth the loan amount that you are asking for.
Your lender will require you to have a Home Owner’s Insurance Policy on the property that you are purchasing before closing. You should shop around and choose the homeowner's insurance provider and policy that works best for you. Once you have the policy in place, let your lender, REALTOR®, and/or title company know.
